1 Duncan Street, Salford M5 3SQ. The site is on the corner of Duncan Street and Oldfield Road, in the Islington district of central Salford, roughly twelve minutes on foot from Salford Central station.
How many apartments are there?
Eighty-five, spread across floors one to eleven. Forty are one-bedroom, forty-three are two-bedroom, and two are three-bedroom.
How big are the apartments?
One-bedroom apartments are 390 or 503 sq ft, two-bedroom apartments 700 or 726 sq ft, and the two three-bedroom apartments are 1,017 sq ft.
What is the tenure?
Every apartment is sold on a 999-year lease.
Do any apartments have outside space?
Yes. The first-floor apartments have private terraces. Every apartment faces either the city or Duncan Street.
When does it complete?
The completion date is being confirmed and will be published here. Build progress is reported to purchasers at each stage.
Is there parking, and are the apartments furnished?
Parking allocation and furniture pack options are being finalised. Both will be confirmed before launch pricing is released.
Buying
What do prices start at?
Prices start from £227,950 for a one-bedroom apartment, £327,950 for a two-bedroom and £450,950 for a three-bedroom. Launch pricing goes to registered investors first.

How do I reserve an apartment?
Register your interest and a CityRise consultant will send the investor pack and current availability. A reservation fee secures your apartment while solicitors are instructed.
Can I buy through a limited company?
Yes. Plenty of buy-to-let investors purchase through a special purpose vehicle. Speak to your accountant about what suits your position, as we do not give financial or tax advice.
Can overseas investors buy?
Yes. The process is the same, and your solicitor will carry out standard identity and source-of-funds checks.
Is mortgage finance available?
Buy-to-let mortgages are generally available on completed new-build apartments, though lenders and terms vary. We can introduce an independent broker.
Letting and returns
What rent can I expect?
The accommodation schedule estimates £1,150–£1,375 pcm for one-bedroom apartments, £1,450–£1,650 for two-bedroom and £1,950–£2,000 for three-bedroom. These are estimates; full rental appraisals come with the investor pack.
What is the projected net yield?
Projected net yields run up to 6.61%, varying by apartment type and floor. These are estimates rather than a guarantee of future return.
What is the service charge?
Estimated at £3.00 per square foot per annum, which works out at around £1,170 a year on a 390 sq ft apartment. Final figures are confirmed before exchange.
Is there a lettings management service?
A managed letting option is being arranged, and terms will be published with the investor pack.
