Salford has spent a decade turning a working district into a working city. Its population has grown faster than any other borough in Greater Manchester. House prices have doubled in ten years, and there is over £5 billion of regeneration under way within a mile of Duncan Street. Supply has not kept up with any of it.

Price growth is the symptom. The cause is demand, and in Salford it arrives from four directions, all of them getting bigger.

After Manchester, Salford is the youngest city in the North West, median age 34. Between the last two censuses the share of households renting privately climbed from 18.8% to 26.8%, and the number of 25- to 34-year-olds grew by 12,700.     New Bailey and Spinningfields sit across a footbridge from one another. HMRC has 2,400 staff at Three New Bailey; BT holds Four New Bailey on a 20-year lease; TLT and BDO fill the Eden building.     Salford Royal is one of the North's major teaching hospitals, and the Northern Care Alliance employs around 20,000 people across its sites. Shift workers rent close to work, renew, and pay on time. Salford Royal is a short bus ride up the A6.

Four employer bases, one young and mobile renting population, and a council target of 40,000 new jobs by 2040. Against all that, eighty-five apartments is not a lot to fill.
