What is being builtaround Pergola Residence.

Six schemes, more than £5 billion between them, all inside a mile. This is what each one is, where it has got to, and what it changes for an apartment here.

HomesPeoplePlacePermanence

Regeneration gets quoted as a single number, usually a large one, and the number on its own means very little. What matters to someone buying here is narrower than that. Which of these schemes are actually funded and under way, what they put on the ground, and how close they are.

So this page takes them one at a time. Where a developer has published the detail, it is attributed and linked. Where a figure is not public, it is left out rather than guessed at.

Regent Park

5 min walk£1.3bn

The retail park at the end of Regent Road, rebuilt as a neighbourhood with a park at its centre.

Approved. Henley Investment Management. Ten-year build.

Regent Park is the closest of the six and the one that changes the immediate surroundings most. Today the site is the Regent Retail Park, a low-rise shed development with a car park in front of it. Henley Investment Management has consent to replace it with a mixed-use neighbourhood laid out across ten buildings.

The part worth paying attention to is the ground between them. The scheme includes five acres of public open space and a new park of three and a half acres, together with enhanced retail and community uses. For a street that currently has no green space of its own, a park of that size five minutes from the door is a material change to what it is like to live here.

Henley describes the site as complex brownfield, which it is. That tends to mean a long programme, and the build is expected to run for about ten years.

It is a major development, but it is also about creating a neighbourhood that feels connected to Salford and serves the people who already live, work and spend time there.

What it means here

Pergola Residence gets the park, the shops and the footfall without paying for them, and without the decade of building happening on its own doorstep. An apartment here is already built and lettable while this one is still on site.

Middlewood Locks

8 min walk£1bn

Twenty-five acres of canal basin, half built and already lived in.

1,306 homes complete and 2,600 residents in place. 909 more funded for 2026.

Middlewood Locks is the useful one to look at, because it is the only scheme nearby far enough along to prove the point. Ten years in, it is roughly half delivered, with 2,600 people already living there and another 909 homes funded for 2026.

The canal-side public realm is finished rather than promised. Grade A offices, a hotel, retail and leisure sit alongside the housing across twenty-five acres of former canal basin.

What it means here

This is the evidence that this end of Salford lets and sells. A scheme does not reach 2,600 residents if the demand is not there.

Crescent Salford

12 min walk£2.5bn

A university campus being rebuilt as an innovation district.

English Cities Fund with the University of Salford and the council. First phases in planning and on site.

Crescent Salford is the biggest number of the six and the slowest burn. It covers 240 acres along the Crescent, and the plan is to turn the University of Salford's campus and the land around it into an innovation district: roughly a million square feet each of innovation and university space.

It is a partnership between English Cities Fund, the university and Salford City Council, which matters for the odds of it happening. First phases are in planning and on site.

Students, researchers and the employers that follow them, all within walking distance. Graduates rent before they buy, and this is the pipeline that keeps producing them.

New Bailey & Salford Central

12 min walk£650m

Forty-four acres of offices and hotels on the Salford bank of the Irwell, mostly finished.

Largely delivered. HMRC's regional hub for 2,400 civil servants. BT on a 20-year lease.

New Bailey is the one that has already happened. Forty-four acres of offices, homes and hotels on the Salford side of the river, directly across the footbridge from Spinningfields.

The tenants are the point. HMRC put its regional hub here with 2,400 civil servants. BT holds Four New Bailey on a twenty-year lease. TLT and BDO fill the Eden building. These are professional tenants on long leases, in post now rather than forecast.

What it means here

A salaried tenant base twelve minutes away on foot, with no river to cross. They are already here, which is worth more than a projection.

Greengate

20 min walk£1bn+

Salford's historic core, rebuilt as a high-rise quarter.

Bankside completed 2025. Further towers consented or in planning.

Greengate is the oldest part of Salford and is now its tallest. Renaker's towers have gone up on the city-centre edge, with Bankside completing in 2025 and more either consented or in planning.

It is included here less as an amenity and more as a price marker. Greengate is what city-centre Salford costs once the towers are finished and the postcode has been re-rated.

Greengate sets the ceiling for what this part of the city can be worth. Pergola Residence sits a mile west of it, at a fraction of the entry price.

MediaCity

12 min cycle£1bn

The North's media and technology employer base, doubling in size.

BBC, ITV and dock10 in place. Expansion under way.

MediaCity is the employer base rather than the housing scheme. The BBC, ITV and dock10 are long established at Salford Quays, and phase two roughly doubles the site, adding around 50,000 square metres of offices.

From the door it is a twelve minute cycle along the water, which puts it comfortably inside commuting range without needing a car.
